What eicr reports involves
Private landlords in England must hold a valid EICR for each rented property, renewed at least every five years, and provide a copy to tenants and to the local authority on request. Homeowners commonly book one before buying, before selling, or after ten years have passed since the last inspection. Commercial premises are usually inspected every three to five years depending on use.
The report codes each observation. C1 means danger is present and requires immediate action. C2 means potentially dangerous and requires remedial work. C3 is an improvement recommendation and does not on its own make a report unsatisfactory. FI means further investigation is needed. We explain what each code on your report actually means for your property rather than leaving you with a form full of abbreviations.
Testing involves safe isolation of circuits, so power will be off in sections during the inspection. A typical three bedroom house takes two to three hours. Larger properties and commercial units take longer, and we agree the timing with you in advance so it fits around tenants, staff or trading hours.
If remedial work is needed we quote it separately and clearly. You are never obliged to use us for the remedials, and we will not inflate an observation to sell work. A report that reads honestly is worth more to you than one that reads conveniently.
